The increased popularity of solar panel arrays, green roofs, walkways and plaza decks for flat roofing makes timely detection and repair of waterproofing membranes imperative. Undetected leaks can lead quickly to moisture damage in the roofing system and the building.

Progeo Monitoring of North America offers Smartex® Roof Leak Detection Systems to monitor the integrity of roofing membranes. Smartex systems are available in a variety of configurations for new and existing roofing and waterproofing systems, including single-ply, adhered, hot and cold bituminous.

SMARTEX MX

Smartex MX is a comprehensive roof leak detection and protection system permanently installed under the roofing membrane for around-the-clock monitoring. The system uses a grid of sensors to provide automatic, ongoing monitoring of the roof surface. If a leak occurs, the sensors trigger an alarm and help pinpoint the location of the leak. Notification is automatically sent to a system administrator, allowing the leak to be corrected before structural damage occurs. Smartex MX is suited for large roofs, roofs with walk and traffic areas, green roofs and single-ply waterproofing in new construction and reroofing projects.

SMARTEX IS

Smartex IS is an electro-resistive roof leak detection system for bituminous roofing membranes. With this system, a conductive glass felt is embedded under or between layers of the waterproofing or roofing. The membrane can be checked by hand-held computer terminal or can be continuously monitored by a permanently installed computer terminal. If a leak is detected, the computer system can locate it, or Smartex LP or Smartex VM can be used to isolate its location.

SMARTEX LP

Smartex LP roof leak detection system is designed to pinpoint the location of leaks, even when a building does not have a built-in leak detection system. With Smartex LP, a trained technician uses electrical current, applied by electrical broom, to locate leaks in existing roofing membranes or flashing. This system can be used for vertical surfaces and applications where flood testing is not possible, including steeply sloped roofs or roofs not bounded by walls.

SMARTEX VM

Smartex VM is a flexible roof leak detection system that can be set for on-demand testing in existing structures or can be permanently installed for new construction. Smartex VM is especially useful for roofs where a known leak exists. For permanent installations, a conductive layer is installed below the roofing membrane, and testing is accomplished with a portable signal generator; for new construction, it is possible to omit the conductive felt if the membrane is in direct contact with a conductive roof deck. For existing structures with a known leak, Smartex VM can electrically trace water that has penetrated the membrane and insulation to the roof deck. Smartex VM can be used in combination with Smartex LP to test vertical surfaces.
