RSMeans Introduces 25 New Green Building Square Foot Models

RSMeans, a leading provider of construction cost information in North America and division of Reed Construction Data, introduced 25 all-new green building models. Consistent with expanding green trends in design and construction, the new models help construction professionals create conceptual estimates for green buildings and provide insight into the cost impact of sustainable “green” design.

Like the current models, the green models focus on popular commercial, industrial and institutional types of buildings, including offices, medical buildings, educational facilities, fire stations, police stations and more. The green models include many new sustainable common additives, such as photovoltaic power systems, green roofs and greywater recovery systems.

“RSMeans green building models help architects and contractors assess the cost of green building and examine the impact of sustainable versus traditional building component choices,” said Marilyn Phelan, Engineer/Editor, RSMeans. “Our customers can easily use these models to determine the cost implication of green building.”

The engineers and architects at RSMeans developed the new green building models through extensive industry research – determining the applicability to existing models and developing new material, equipment and labor cost lines.

In many cases, the RSMeans team identified a one-for-one swap of traditional versus sustainable building materials and equipment. One such matchup replaced fluorescent lighting fixtures with LED, using foot-candle analysis to ensure that higher-efficiency lights provide comparable lighting. In other instances, an environmentally friendly assembly was developed – including adding insulation to increase the R-value of an existing wall assembly. The new models also address many items needed to obtain LEED certification, including water efficiency, indoor environmental quality and optimization of energy performance.

Reed reports a strong month for construction starts – up a solid 12.5% in November, but only up slightly from 2012.  Reed Construction Data announced today that the value of November construction starts, excluding residential contracts, rose a solid 12.5% to $25.0 billion after a 5.0% increase in October. Year-over-year comparisons are often used, as they remove much of the seasonal effects. Since starts data are not seasonally adjusted, caution should be used in analyzing monthly movements. Compared to November 2012, starts were up a less spectacular 2.0%. The year-to-date starts data, which totaled $250.5 billion, were up a decent, if not overwhelming, 4.3% from the same period in 2012. “November’s starts reinforce the industry’s overall positive news, with very strong numbers for commercial and mostly strong numbers for heavy engineering,” stated Bernard Markstein, U.S. Chief Economist, Reed Construction Data. “On the other hand, institutional starts, down for November, are also down on a year-to-date basis and will be slow to turn around.” In November, commercial starts rocketed up 57.5%, after a more modest 2.6% increase in October. Year-to-date, commercial starts were 33.8% higher than in the same period last year. Reed Construction Data announced that July construction starts, excluding residential contracts, jumped 18.3% to $21.4 billion after slipping 1.9% in June. Despite July’s sharp improvement over June, starts were down 6.6% compared to July 2012. Alex Carrick, Chief Economist of Reed Construction Data Canada Retail sales in the U.S. are increasing nearly twice as fast as in Canada. That’s because Americans are feeling more prosperous than we are. There are two primary reasons. First, according to the calculations of four major authorities south of the border, new and existing home prices in the U.S. are rising by between 7.0% and 15.0% annually. In Canada, we’ll consider ourselves lucky if home prices stay flat this year. We’re worrying about a possible home price bubble, although the 40% drop in new multiple-unit starts in Toronto so far is deflating some of the problem. Second, stock market indices in the U.S. have been vastly outperforming the Toronto Stock Exchange. This translates to higher valuations for pension and mutual funds. Since the trough for equities in February 2009, the TSX has risen by about 50%, while the DJI and S&P 500 have doubled. NASDAQ has done even better. The factor that’s been holding back the TSX has been weak world trade, causing commodity prices to retreat from their peaks. At the same time, the lower commodity prices have helped American firms realize higher profits. As a result, it might be said that Canadian investors have “taken a bullet” for their U.S. cousins.What can be done to kick-start the TSX? Cameron Sinclair, co-founder and ‘chief eternal optimist’ of Architecture for Humanity, has signed on to speak on June 19 at the upcoming AEC Cares blitz build event to help the homeless. The one-day event brings together a team of volunteers from across the U.S. — architects, contractors, manufacturers and industry professionals from Reed, the AIA and The Home Depot Foundation — who are working to make a difference in the Denver community. Like Sinclair’s Architecture for Humanity, AEC Cares is made up of members of the architectural, engineering and construction industries who want to create positive change for communities in need. AEC Cares selects a new project every year and works to bring together the needed design teams, funding and building product donations.
