Metal Roofing Systems
Composition & History
Metal has been employed for roofing and roof components, including flashing, gutters, scuppers and downspouts, since the early 19th century. The development of metals and metal alloys for roofing parallel their development for commercial and industrial uses. Nineteenth century metal roofing systems included flat sheet metal, corrugated sheet metal and metal shingles composed of copper, iron, lead-coated copper, terne plate (iron dipped in lead and tin alloy), tinplate (iron dipped in tin), and zinc.
Sheet metals were manufactured in various sizes and installed with flat, standing or batten seams. (Corrugated roofing was generally installed with lapped seams.) During the 20th century, galvanized (zinc-plated) steel, aluminum, stainless steel, and terne-coated stainless steel have replaced or added to the repertoire of historic metal roofing materials.
Repair & Replacement Methods
Historic metal roofing systems have outperformed most other types of roofing when cost is factored into the equation. Unfortunately, many metal roofs that could be repaired are instead replaced with less expensive, less durable substitute roofing materials. A thorough roof inspection and accurate diagnosis of problems are the first steps. It is important to check seams and joints for separation, cracks, and material failure. Trouble spots and points of failure generally occur at valleys, hips, corners, flashings, gutters, and downspouts where internal stresses are greatest, and water, ice, and debris accumulate. Professionals should examine the condition of the fastening system, underlying felt, sheathing, and roof structure. In the event that sheathing must be repaired, it should be replaced with new lumber. Salvaged wood and plywood do not grip nails adequately, and plywood has the additional drawback of not allowing air to circulate beneath the roofing. Structural defects require consultation with a structural engineer.
Fire safety precautions must be taken before soldering a metal roof. Rosin paper is often found between wood sheathing and metal roofing, and cuts in the metal surface allow rain to enter, which leads to further deterioration of the roof components. The deteriorated paper has a very low kindling point. Extreme caution must be exercised while soldering.
