Mirabel – Proservin Inc., a Blainville industrial and commercial developer and promoter, has announced its intention to construct a $120 million “multi-sports mega-centre.” The preliminary project presentation indicates that the plan will include construction of facilities for hockey, baseball, soccer, football, athletics, tennis, climbing and more. Details of the project — including architect selection, tendering and construction schedules — are vague. However, taking into consideration that the most important thing for such a large-scale project is financing, whether this new mega-project will come to the City of Mirabel should be confirmed in the next few months. – Victor Ladygin

Westbank – Multi-family housing continues to drive residential construction in the Okanagan. Vancouver architects Lubor Trubka Associates are proposing a massive condominium and townhouse complex in Westbank, near Kelowna. In early 2007, the project received preliminary approval from municipal authorities to construct a complex containing 88 condominium units in a 12-storey structure with 66 townhouse units. The project will be complete with an amenity building that contains a swimming pool and tennis courts. Although a general contractor has yet to be announced, construction could begin in early fall of 2008, with completion in summer of 2010. The construction cost is estimated at $38 million. – John Gracey

Surrey – As land becomes scarce, the city of Surrey is seeing a plethora of high-density condominium tower applications. The latest, from Rafii Architects, is for construction of three condominium towers containing a total of 637 units. The plan is to build in phases and the first phase will be a 27-storey tower containing 221 units. Future phases include two more towers containing 416 units and reaching 35 storeys. The project is currently going through a rezoning process and a general contractor has yet to be announced. However, the first phase could break ground in late 2008 and the final phase should be complete in the summer of 2011. When the project is completely built out, the towers will add 584,000 square feet of new residential space. The total construction cost for all phases is estimated at $76 million. – John Gracey

Coquitlam – Polygon Home’s plan for Dayanee Springs is coming to fruition. Entering its final phases, Polygon is planning to construct 169 townhouse units within 35 buildings. Designed by Rositch Hemphill Architects, construction is scheduled to begin in the summer 2008, with completion planned for spring 2010. The construction cost is estimated at $32 million. Langford – The City of Langford is waking up from its reputation as a sleepy subdivision of Victoria. The city’s latest residential application is for a multi-family development containing 168 units, i.e., 74 condominiums within two four-storey buildings and 94 townhouse units. Designed by Wensley Architects, the project is being developed by a consortium of owners whose names have not been disclosed. The City’s planning and zoning commission approved the project in December, but it will still have to go to a public hearing that has yet to be scheduled. If it receives final approval, construction could begin in summer 2008 with completion in summer of 2010. The construction cost is estimated at $25 million. – John Gracey

Salmon Arm – The city of Salmon Arm is gearing up for a heated discussion on big-box shopping centres. The proposed development would contain 366,208 square feet of retail space within 16 structures. The project is at a conceptual stage until the zoning decision is made, so neither an architect or general contractor has been selected at this time. Although SmartCentres is often associated with Wal-Mart, SmartCentres has indicated that Wal-Mart may not be the primary tenant for this project. Wal-Mart is currently considering building a Wal-Mart on Salmon Arm’s Indian land. Total construction cost for SmartCentre’s project is $37 million. – John Gracey
