Low Vacancy Rates Won’t Translate into Stronger Rental Apartment Construction
Abstract:
According to a recent report by Canada Mortgage and Housing Corporation (CMHC), apartment vacancy rates are lowest in Western Canada. However, the largest recent declines in vacancy rates have occurred in Eastern Canada. Market demand for apartment buildings has greatly improved, but this is not translating into actual construction activity. The reason for this is that there is an increasing supply of rental condominiums (purchased as investments) in many major metro areas.
